VA purchase loans
Buy a primary home with no down payment when you have full entitlement. VA loans have no monthly mortgage insurance, and there's no VA loan limit for borrowers with full entitlement.
- Single-family homes, condos and 2–4 unit properties (you live in one unit)
- Sellers can contribute toward your closing costs and concessions
- Approval looks at your whole picture, including residual income, not just one ratio
VA IRRRL (streamline refinance)
Already have a VA loan? An Interest Rate Reduction Refinance Loan can lower your rate or move you from an adjustable rate to a fixed rate with less paperwork than a standard refinance.
- VA doesn't require an appraisal or income verification on most IRRRLs (some lenders may)
- Closing costs can often be rolled into the new loan
- The new loan must give you a clear benefit, like a lower payment or a fixed rate
VA cash-out refinance
Turn your equity into cash, or refinance a conventional or FHA loan into a VA loan to drop mortgage insurance. Use the cash for repairs, debt payoff or anything else.
On a Texas homestead, cash-out loans follow Section 50(a)(6) of the Texas Constitution, which limits total loans to 80% of the home's value.
VA construction loans
Build a new home with your VA benefit and as little as $0 down. A one-time close construction loan covers the land, the build and your permanent mortgage with a single closing.
VA renovation loans
Found a home that needs work? A VA renovation loan lets you buy (or refinance) and roll the cost of repairs and upgrades into one loan, so you're not paying for them out of pocket.
Using your VA benefit again
Your VA benefit isn't one-and-done. You may have remaining entitlement to buy another home even if you already have a VA loan, and entitlement can be restored once a VA loan is paid off. We'll review your Certificate of Eligibility (COE) and walk you through your options, including handling the refinance if that's the right move.
How to get started
- Answer a few quick questions or schedule a call. We can usually pull your COE for you.
- We review your goals and entitlement and shop lenders for the right VA program.
- You choose your loan, and we handle the paperwork and keep you posted through closing.
Frequently Asked Questions
Who is eligible for a VA loan?
Most veterans, active-duty service members, National Guard and Reserve members who meet service requirements, and some surviving spouses. Your Certificate of Eligibility (COE) confirms it, and we can usually pull it for you.
Do I need a down payment?
Not with full entitlement. If you have partial entitlement, a down payment may be needed on larger loan amounts. We'll show you the numbers.
What is the VA funding fee?
A one-time fee that helps fund the VA program. It can be rolled into the loan, and veterans receiving VA disability compensation are generally exempt.
Can I use a VA loan more than once?
Yes. Many veterans use their benefit several times. Remaining or restored entitlement determines how much you can borrow with no down payment.
Can I use a VA loan for a rental or vacation home?
VA loans are for homes you'll live in. You can buy a 2–4 unit property, live in one unit and rent out the others.
